百萬Blogger：月儲3000元離地嗎？
近日有很多樓市熱話，最新是劉鳴煒受訪指現今年輕人買不起樓，是因為不願「犧牲」，並叫人去少點旅行和睇少些戲，當我看到這篇報道即時拍爛手掌，誰知過幾日發現劉鳴煒被人鬧離地，剎那間我對時下年輕人和某些傳媒有點失望。
劉鳴煒說，一個月入1.5萬元的年輕人，每月能儲3,000元的話，便有機會儲得首期置業。但坊間批評，月儲3,000元要儲幾多年先夠首期？
有傳媒計數，如買400萬元單位，要儲幾十年錢才夠付首期，但好心唔識就唔好亂計，現時置業首期可以僅付一成（按：需為首次置業、供款入息比率低於45%，才可向按揭證券公司借九成），以400萬元單位付一成首期40萬元計，月儲3,000元約需12年多。
按一些傳媒的計算方法，買400萬元樓若付三成首期，按息2.15厘，供30年，月供都要約10,500元，如果只能月儲3,000元，當然沒能力買樓。
300萬樓 月儲1萬上車
不要隨便話人離地，我覺得劉鳴煒說月儲3,000元，已經過分腳踏實地。講真，如果每月未能夠儲5,000元以上，根本就未有能力去諗買樓，因為每月儲蓄金額，應以供款額來做基準。
以實際數字同大家計一計，購買一個300萬元的單位，首期一成是30萬元，按息2.15厘，供30年，月供約10,200元，故以首期一成作目標，現在應月儲1萬元，約3年便可儲夠首期。
如果付三成首期即90萬元，現時月供約為8,000元，故月儲約8,000元，需約10年時間來儲首期。惟因應未來會加息，實際供款額亦會增加。
看完我以上計算，其實月儲1萬元來達到買樓目標，是否無可能呢？如果以一人之力未能達成，與愛人合力，每人月儲5,000元可以嗎？如果劉鳴煒教大家儲3,000元已算離地，我教你儲5,000元或1萬元，豈不是飛上太空？
可能因為劉鳴煒的背景，令大家先入為主，但其實以富二代來說，他仍有很多值得我們學習的地方，在此不多說，最起碼他並不是二世祖，講完！
循序漸進 勿言放棄
當你覺得一件事無可能做到，事情當然不會發生。6年前我勸兩個年輕人買樓，當時大埔翠屏花園只是90萬元，可做九成半按揭，首期4.5萬元，按息H+0.2厘即約0.6厘，供30年，月供約2,700元，比他們當時租套房月租4,000元還要便宜，但當時我得到的回應是：「我們無能力啊！」即使幫他們計好了數，仍覺無能力，咁應該真是永遠都無能力了。
由此我想帶出一個信息：好多時，大家覺得目標很難達到便斷然放棄，其實只會離目標愈來愈遠，當然這可以是你的選擇，但就不要怨天尤人了。
就如要達到「絕對財務自由」可能要很長時間，若大家先向「相對財務自由」進發，便容易得多。舉例你每月基本生活開支3萬元，正在做一份極不喜歡但月薪逾3萬元的工作，你便需要每月有3萬元以上的非工資收入才達到「絕對財務自由」。
若果你每月可製造1.5萬元的非工資收入，你只需要做一份月薪1.5萬元以上的工作，便達到「相對財務自由」。
我相信要找一份你喜歡的工作，這個工資能找到的機會也較大吧。所以訂立目標要高，但可按步完成，而不是要求一步登天，在你說別人離地的時候，看看自己的腳板是否仍踏在地上啊！

"Spend more space elaborating on your most recent work, assuming it's most relevant to your current job goals." Include your header at the top of the second page as well, she says, so your name and contact information are always "top of mind" for the reader.
2. A list of the job seeker's core competencies is featured at the top.
Alex's resume contains a list of his core skill sets, usually referred to as, "Areas of Expertise" or, "Core Competencies." "This list serves two purposes," she says. "One, it allows a reader to quickly scan the top portion of the resume and get a good sense of Alex's capabilities; and two, it helps Alex's resume get past the electronic gatekeepers known as Applicant Tracking Systems."
3. Each role is split into responsibilities and key achievements.
Under each job title is a short description that explains Alex's responsibilities in that particular role. "Underneath the description is a set of bullets that highlight his most noteworthy and relevant contributions," Augustine explains. "Be specific and clear when describing your accomplishments and contributions."
4. Information is quantified wherever possible.
Include numbers whenever possible, whether you're describing the size of your budget, the number of events you helped organize, or the number of people you managed.
5. The job seeker used his work experience to show progression.
"Alex's work experience is listed in reverse-chronological order, starting with his current position," she points out. "More space is dedicated to the details of Alex's recent roles and achievements, as employers are most interested in this information and it's directly tied to his current job goals. Even when the job titles are the same, Alex is demonstrating how he's progressed in his career by taking on larger projects, bigger budgets, and more people."
6. The "Education" section was moved to the end of the resume.
Once you've been in the working world for three years, your education section should shift towards the bottom of your resume. "When you first graduate, your new degree is one of your best selling points," Augustine says. "Now that you've been in the workforce for a while, your experience and the skills you've developed should take center stage."

近期有部分網友表示使用 Android TV Box 登入內地視頻 apps 時，均出現無法登入的情況，這有機會是這些 apps 封銷香港的 IP 位址。事實上，用戶只需修改 DNS 伺服器，即可突破封鎖，暢睇 apps 內最新的猛片、劇集。
Step 01：修改網絡
是次以大熱的小米盒子作示範，用戶在主介面中選「設置」→「Wi-Fi」，利用鼠標長按網絡名稱，再選「修改網絡設定」。
Step 02：修改 DNS
然後，剔選「顯示高級選項」；將「IP 設置」設定為「靜態」，再修改「域名」一項，即可轉換 DNS 伺服器。

Proxy 代理連線
除了修改 DNS 伺服器之外，用戶也可使用 Proxy 伺服器來「翻牆」。Proxy 伺服器像一個中轉站，藉其連線至最終目標網站。雖然《Android》系統的網絡已支援 Proxy，但一般公共免費 Proxy 在繁忙時間的穩定性不高。今次介紹這款《Proxydroid》，它預先設定多個 Proxy 設定檔，方便用戶隨時轉換，惟它需用戶 Root 機才可使用。
Step 01：取得權限
要使用《Proxydroid》必需先取得 Root 權限，在首次啟動時，請用戶剔選「永久記住選擇」授予超級使用者權限。
Step 02：輸入資料
之後，用戶可於「Profile」新增設定檔；只要在「Host」及「Port」填入伺服器資料，再按〈Proxy Switch〉鍵即可連線。

Windows font shown corruption
After the Windows update for KB3013455, the font
display may become corrupted, the fonts might be showing unclearly too fat or
too skinny with jags and dots. This would also happen when you are typing in

The symptoms and error codes all pointed to installing (updating) the Intel Rapid Storage Technology RAID Driver.
The first time I tried installing the driver there was no change. I found a more current driver version tried again, rebooted twice and Windows accepted/installed the driver. After a third reboot windows update and the Troubleshooter was working.
The manufacturer of your computer (you didn't say) may require a similar driver if not the Intel Rapid Storage RAID Driver so you may want to start with them and find out what they use.

Thanks -- that was excellent and exactly the problem! Makes you wonder why this information isn't on more sites (this is like the 5th or 6th I've tried).
I was able to use an intel tool to determine my chipset, and even though the Rapid Storage Technology RAID Driver was not pre-installed on my system, it was pretty easy to find the latest version that would work on my system and, while you were right, it took two reboots, it fixed every part of the problem with search and indexing.
It MAY have made my computer a bit slower, or it may be my imagination, or it may even be the indexing service I worked so hard to get back...

2. 沒有主動打招呼：過門就是客，最基本禮節是「uncle/antie」或「叔叔/阿姨」來稱呼對方父母，禮貌性的寒暄問候，才不會讓你的好感度被扣分。
3. 兩手空空去拜訪：就算愛人說「唔洗啦！」，你都唔能夠兩手空空就去拜訪對方父母，送個見面禮能讓你的印象加分，至於送什麼是其次，心意才是最重要。最好是進門坐好，再拿出禮物放在桌上，邊介紹禮物內容，邊帶動聊天話題。
4. 一直看電視或低頭玩手機：對聊天的內容沒有興趣，只顧著做自己的事，會令人覺得你冷漠和沒禮貌。簡單準備幾個聊天的話題，就能極速破冰，拉近彼此的距離。

You can open the Local Group Policy Editor by using the command line or by using the Microsoft Management Console (MMC).
To open the Local Group Policy Editor from the command line
- Click Start , type gpedit.msc in the Start Search box, and then press ENTER .
To open the Local Group Policy Editor as an MMC snap-in
- Open MMC. (Click Start , click in the Start Search box, type mmc , and then press ENTER .)
- On the File menu, click Add/Remove Snap-in .
- In the Add or Remove Snap-ins dialog box, click Group Policy Object Editor , and then click Add .
- In the Select Group Policy Object dialog box, click Browse .
- Click This computer to edit the Local Group Policy object, or click Users to edit Administrator, Non-Administrator, or per-user Local Group Policy objects.
- Click Finish .
I have a small computer lab set up. It is half Mac and half Windows. On the Macs, I am using the built-in parental controls to stop users from changing printing preferences. However, on the Windows machines, users (for whatever reason) keep trying to add network printers. Unfortunately, there are other printers on the network that are only for staff. Is there a way (using built-in or third-party software) to require the user to input an administrator password before adding/removing printers?
On the workstations (or on the domain controller if there is one) you will need to change this Group Policy:
User Configuration--> Administrative Templates --> Control Panel --> Printers --> Prevent addition of printers --> Enable
This is what it does. Keep in mind that it does not prevent them from craftily using PowerShell or NET USE to add the printer.
Prevents users from using familiar methods to add local and network printers.This setting removes the Add Printer option from the Start menu. (To find the Add Printer option, click Start, click Printers, and then click Add Printer.) This setting also removes Add Printer from the Printers folder in Control Panel.Also, users cannot add printers by dragging a printer icon into the Printers folder. If they try, a message appears explaining that the setting prevents the action.However, this setting does not prevent users from using the Add Hardware Wizard to add a printer. Nor does it prevent users from running other programs to add printers.This setting does not delete printers that users have already added. However, if users have not added a printer when this setting is applied, they cannot print.Note: You can use printer permissions to restrict the use of printers without specifying a setting. In the Printers folder, right-click a printer, click Properties, and then click the Security tab.If this policy is disabled, or not configured, users can add printers using the methods described above.
